Most of the older homes around Creedmoor, Oxford and Durham were built with real hardwood that is still under the carpet, the vinyl or the worn finish you see today. The good news: solid hardwood can usually be sanded and refinished several times. The question is whether yours still has the life left in it. Here is how we think it through on a first visit.
When refinishing is the right call
If the wood is structurally sound and the damage is in the finish, sanding takes you back to bare wood and a fresh coat of stain and polyurethane makes it look new. Pet scratches, worn traffic lanes in front of the sink or the sofa, and a yellowed old finish are all classic refinishing jobs. It is also how you change color: a dark floor can be taken lighter, or a tired orange-tone oak can be restained to a modern natural look.
When replacement makes more sense
- Boards that are black-stained from long-term water or pet damage that goes through the wood
- Cupped or crowned boards that stay warped even after the house dries out
- Floors that have already been sanded many times and are down to the nail heads
- Large sections lifted from a failed subfloor or crawlspace moisture problem
In those cases we replace the damaged area with matching solid hardwood or an engineered hardwood plank and blend the new boards into the old when the species allow it.
Why North Carolina humidity matters
Our summers are hot and wet and our winters dry out the air indoors. Wood moves with that cycle. A floor that is flat in October can gap in February and cup slightly in August. Before we refinish, we check moisture in the boards and look at the crawlspace if you have one, because sanding over a moisture problem only hides it for a season.
| Situation | Usually | Why |
|---|---|---|
| Surface scratches, dull finish | Refinish | Damage is only in the coating |
| Color you no longer like | Refinish | Stain can be changed after sanding |
| Pet stains that went through the wood | Repair or replace | Sanding will not remove deep stains |
| Warped from a leak | Replace | Boards will not lie flat again |
Not sure which one you need? We will look at your floor in person and tell you honestly.
